New jobs are also being created at the latest addition to Hull city centre’s hospitality scene
A popular cafe company is heading to Hull – and will be giving away free cake ahead of its grand opening. Independent cafe operator Coffee House already has 50 stores across the North, the Midlands and Wales, having won over an army of regulars with its speciality coffee, chilled drinks, homemade cakes and food.
Now, 15 years after first launching in Lymm, Cheshire, the company is moving into Queens House and bosses can’t wait to bring the brand to Hull. The firm has taken space at 1-5 King Edward Street and 2-8 Paragon Street at Queens House in a 10-year lease agreed with LCP UK, part of M Core which snapped up the building earlier this year, as we previously reported.
It is due to open in December 2026, creating 10 new jobs. It marks the fifth letting at Queens House since the scheme was acquired, and with a further unit under offer just two units remain across the 39-unit scheme. The 2,660 sq ft store occupies a former bank unit on the corner of King Edward Street and Paragon Street, created through landlord split works carried out by LCP UK.
Ahead of opening, the Coffee House team will hand out free cake samples to neighbouring businesses at Queens House, along with 25% off vouchers to use once the store opens.
Passing shoppers will also be offered cake samples and the same 25% off voucher. Customers who sign up for a new account on the Coffee House Rewards app will receive a free drink as a reward for signing up and a free teacake on their fifth visit, alongside other app offers.

Chris Shelmerdine, managing director of Coffee House, said: “We’re really excited to be bringing Coffee House to Hull and introducing our brand to a new area in East Yorkshire. As an independent business, we’re proud of how far we’ve come, but we’ve always been passionate about creating welcoming spaces at the heart of local communities. We’re looking forward to becoming part of Hull’s high street, getting to know our new customers and giving them a great place to catch up over a coffee.”
Tom Percy, asset manager at LCP UK, part of M Core, said: “Coffee House has built more than 50 stores across the North, the Midlands and Wales on the strength of its product and its people, and it has done so as an independent business. That is exactly the kind of operator we want at Queens House. Taking the corner of King Edward Street and Paragon Street, overlooking Queen Victoria Square, Coffee House adds a strong daytime food and beverage offer to the scheme and brings 10 new jobs to the city centre. With two units now remaining, we would welcome conversations with retail, leisure and food and beverage operators who want to be part of it.”
Queens House sits beside Albion Square, the £96m development delivering 226 new homes alongside retail and leisure space. Occupiers include TUI, McDonald’s, Dr. Martens, Barclays, Card Factory, Hays Travel, BoyleSports and Chopstix. Brent Cooper, Legal Counsel (UK) at LCP UK, part of M Core, completed the transaction on behalf of the landlord.
