Key facts about the major redevelopment project
- The East Bank Urban Village is set to transform the eastern bank of the River Hull, turning a largely derelict brownfield area into a vibrant new neighbourhood. The major mixed-used project spans the riverbank between the Myton Swing Bridge and Drypool Bridge and aims to mirror the success of the Museums Quarter and Old Town located directly across the water.
- The development is a key part of Hull’s housing strategy, with the project set to deliver around 850 new homes close to the city centre. In addition to housing, the site will deliver an improved public realm on the East of the river, and a new promenade.
- In a bid to take full ownership of the project’s site, in February 2025 Hull City Council‘s cabinet authorised the use of Compulsory Purchase Orders (CPOs) to acquire land if an agreement between the council and a land owner cannot be reached. A council report at the time stated the use of CPOs were considered to be “required in the public interest.”
- Hull City Council has signed a 15-year agreement with ECF (English Cities Fund) for the planning, development, and construction of the East Bank Urban Village. The agreement was announced at the UKREiiF investment summit in 2025, following conversations at the previous year’s summit. ECF is a partnership of Homes England, Legal & General, and Muse and is also working on major projects in other cities including in Manchester and London.
- The leader of Hull City Council, Cllr Mike Ross, has spoken highly of the project in regards to the city’s future development. He has said: “East Bank Urban Village is one of Hull’s largest ever regeneration projects and will act as a catalyst for further urban renewal and help to increase investor confidence in the city with all the economic benefits that will arise.”
