A planning application for the construction of 25 new homes near Hull KR‘s Craven Park has been submitted to Hull City Council. The houses would be next to the proposed retail and sports village, plans for which were recently revealed.

The application seeks permission for the homes to be built on land west of Hemswell Avenue in East Hull. The application also includes a new access road which will link to the private road that services the Waudby Centre.

The development would include 25 bungalows for a social housing provider, containing both single storey and dormer style units. Plans explain the bungalows would be “simple in form and design” and would be built from either red or red and orange brickwork to match the neighbouring properties.

Documents submitted to the council explain that the application site “is part of a former school/college site known as Newton Hall, which was demolished circa 2010.” Part of the former site, now known as Sir Isaac Newton House, is still in use and sits to the east of the site of the proposed bungalows.

In addition to each property being provided with a single parking space, the development would also include eight visitor spaces across the site. Despite the council’s standards requiring two parking spaces per dwelling, plans claim: “It is considered that one space per dwelling with visitor spaces will be appropriate when looking at the site as whole and ensuring sufficient space for landscaping and tree planting.”

Submitted documents also say: “The Local Plan includes retained elements from the Holderness Road Corridor Area Action Plan 2011 that identifies the site as a potential area of open space as part of a wider mixed-use development. The proposal would therefore represent a departure from the Local Plan policies but the applicant is satisfied that a social housing development would be suitable as this carries significant weight in both local and national planning policies.”

The application site borders the land that makes up part of the proposed Craven Park retail and sports village development that was unveiled earlier this year. The plans, which remain under consideration by the council, include retails units, fan area, and a ‘Sports Village’ which would include a new Padel club.

The proposed bungalows border the south east corner of the plans, near the three full-sized rugby pitches that are included in the plans. Hull Kingston Rovers say the planned transformation of the land surrounding the stadium will help the club to reach its aim to become “the biggest rugby club in the northern hemisphere”.
