The deal has been struck for an undisclosed sum after scores of investors and landlords showed interest

A collection of care homes, hotels and guest houses have been snapped up for an undisclosed sum, almost a year after their former owner went into administration.
Prominent buildings in the East Riding formed part of the portfolio of 14 buildings which went on the market last year. The multimillion-pound collection was marketed by experts at Watling Real Estate on behalf of administrators at Grant Thornton, who were appointed in August 2025 over the 11 properties in Bridlington and three in Scarborough, following the collapse of owners UK Communiiity Homes Impact 1 Ltd.
Now, 11 months after the administrators were called in, the huge portfolio of properties has been bought by one new unnamed owner. Watling Real Estate said it had plenty of interest for the buildings, from investors and landlords.
The sizeable portfolio in Bridlington includes Vernon Villa, Vernon Road, an end terrace former guest house, and Acomb House, Windsor Crescent, a mid terrace former guest house awaiting refurbishment. Other properties include Blantyre Guest House on Pembroke Terrace, also a mid terrace former guest house with manager’s flat; and Spinnaker Hotel on Pembroke Terrace, a large mid terrace hotel based close to the popular Bridlington Spa.
Care home Pentrich House on Vernon Road, a former residential care home currently awaiting refurbishment, has also been sold, together with Pentrich House Residence which is also on Vernon Road, an end terrace property awaiting refurbishment.
The list is rounded off by Mont Millais, Trinity Road; Brentwood Hotel, Princess Street, a huge detached former guest house adjacent to the main Bridlington bus interchange; Park View Hotel on Tennyson Avenue, a large, double fronted, mid terrace former guest house plus manager’s flat with off-street parking; Ashford House on Trinity Road; and Victoria House, Victoria Road.
While there was no guide price, administration documents disclosed a book value of £4.9m relating to the properties. Watling held a number of viewing dates and by March alone it had received 76 expressions of interest.
Alex Sweetman, a director in the Leeds office of Watling Real Estate, said: “We had interest from both landlords and developers who were attracted by the opportunities offered by a positive property market in the Yorkshire region where 4.5% annual house price growth was reported in 2025.

Documents filed at Companies House by administrators at Grant Thornton outlined how the collapsed property vehicle UK Communiiity Homes Impact 1 Ltd had been set up five years ago to acquire and consolidate residential units across the North. Its mission was to provide affordable housing, boost living conditions and support local communities “through the renovation and improvement of these properties”.
However, it hit a number of cash flow challenges. In the end, administrators said it had “insufficient trading income” to fund property development and holding costs. The firm also said it had been put under pressure from creditors, including legal enforcement action in a number of cases, from various creditors who had suffered significant arrears.
Administrators have received unsecured claims totalling £4.4m. It is unlikely creditors will receive any money, however. In Scarborough, the properties include the former Tennyson Arms public house, the former St Helens Care Home and Hotel Columbus.
