The development will add 58 homes to the village
Work on a new affordable housing development in the East Riding is now underway. 58 new homes are to be built in Holme on Spalding Moor, located West of Market Weighton.
The development is dubbed ‘gas-free’, as the homes will be built without traditional gas boilers. Instead, they will use low-carbon technology including air source heat pumps and solar panels. The developers say this will help keep energy bills down and make the homes warm throughout the year.
The scheme, which will be delivered by Yorkshire Housing and Hoober Urban Partnership, was granted planning permission by East Riding Council on October 2, 2025. The homes will be built off Sands Lane, with the project being named Beacon Park.
The development will provide a mix of options for families. Once complete, the development will consist of 30 homes for shared ownership, five rent to buy and 23 for social rent.
The developers say the design of the site has been carefully shaped to reflect the character of Holme on Spalding Moor. Bungalows will sit along Sands Lane to match the existing homes, while a mix of single-storey and two-storey homes will make up the rest of the development.

Sian Webster, Executive Director of Growth and Assets at Yorkshire Housing, said: “We know families want to stay close to the people who support them, and they need homes that offer security and stability. Our development at Sands Lane will provide exactly that – affordable and sustainable homes that help local families stay in the community they know and love.
“Working with Hoober Homes, we’ve listened closely to residents to make sure this development fits the village and will support local people for generations to come. This is also our third gas-free development to get underway in recent months. This means we’re moving away from gas in our new homes, and reducing our impact on the environment while building warm, comfortable and energy efficient homes for the future.”
Jordan Stead, Contracts Manager at Hoober Urban Partnerships, said: “This is the first project that Yorkshire Housing and Hoober Urban Partnerships have partnered on, and our first development in the East Riding of Yorkshire
“We’re proud to be delivering 58 fantastic homes, with a mixed tenure of shared ownership, social rent and rent to buy. This development reflects our shared commitment to creating high-quality homes that provide long-term value to the community. We continue to support local authorities in tackling the housing shortage by delivering modern, energy-efficient homes for families and individuals.”
