Plans for 119 new homes on land south of Preston Road have been submitted to Hull City Council. Strata and Keepmoat Homes are proposing to deliver a variety of house types on the East Hull site.
A planning application submitted to the council suggests building the homes on a section of land east of the Holderness Drain. Access to the properties would come from Flinton Grove, which would be realigned as a part of the project. Flinton Grove also connects to St John’s Grove to the south.
The north/south road, which is off Preston Road, would have three new off-shoots, each providing access to the proposed homes. The three east/west roads would link to the new housing development to the east of the site.
The plans include a public open space on the western edge of the site. The space, which includes an ‘attenuation basin’ would have a number of pedestrian pathways.

- 3-bedroom: 67
- 4-bedroom: 10
Submitted planning documents state: “The mix of housing proposed is considered appropriate and reflective of both local need and the established character of the area, which consists of predominantly family housing.” The documents also explain: “The scale of dwellings will reflect the character of the locality being typically 2 storeys in height with limited use of 2.5 storeys; the proposed variety in roofscapes will ensure the creation of street scenes with visual interest.”
Each property will have its own rear garden, which plans describe as being “generous” in size. Many of the gardens will back on to each other, or the gardens of houses in neighbouring developments.
