It is being marketed as an ‘exceptional opportunity’
A closed pub in the tranquil Holderness village of Burton Pidsea is on the market with £280,000 price tag. The Black Bull on the village’s Main Road is being marketed as an “exceptional opportunity” to take on a “high potential hospitality business”.
The landmark former coaching house and pub had hosted a popular carvery. Before its closure in April 2025, it is said to have earned positive feedback and high ratings from visitors.
It comes with an attractive main bar, dining area and games area with property agents Ernest Wilson & Co pointing to its feature fireplace and “very impressive” fully fitted bar.
A fitted carvery area comes with commercial kitchen equipped with high quality catering kit and an extraction system. There is also a beer cellar at ground floor level, a store room with dry store facilities, toilets including baby change and a private office. Agents say previous investment means the pub’s food operation is ready to be reinstated with out the need for upgrade work.
The pub is said to be well presented with accommodation above the premises giving access to private bathrooms and a fitted kitchen.. A large car park is touted as a feature to attract passing motorists travelling between Hull and the surrounding villages of Holderness. including Danthorpe, Owstwick, Burstwick and Fitling.
In January, The Black Bull’s owners posted a message saying they had not been able to provide a food service either through employing chefs or renting out the kitchen and had decided to put the property up for sale. The message said: “We have decided to cut our losses and we are marketing the Black Bull, to give any future owners/operators a chance to supply a service to Burton Pidsea.
“Angie and myself would like to thank those of you in the village who supported us during our tenure to include our regular visitors from the surrounding and other areas. It has been a great pleasure in the main, and also a humbling experience operating the Black Bull, for and on behalf of all that used the Pub.”
Ernest Wilson & Co’s listing for the pub says: “Internally, the pub is presented to a good standard throughout, with a welcoming atmosphere noted by guests and reviewers in recent years. The accommodation above the premises was used as letting rooms by our client but has previously been used to provide owners private accommodation for former owners. Though currently closed, the layout remains well suited for reinstating guest accommodation or reverting to private living quarters, offering considerable flexibility for future use.
“A significant advantage of this opportunity is that the property is being offered freehold, with no brewery tie. This allows a new owner complete freedom to source beers, ales, wines, and all other stock from suppliers of their choice – an increasingly valuable benefit for operators wanting not only autonomy in their product range and pricing strategy but also substantial benefits to the profitability of the business.”
