A popular pub with a brilliant beer garden and views over the Humber Estuary is on the hunt for new owners. The Royal Oak, based in the village of Paull, is on the market with a £125,000 price tag, and property agents say the drinks-led traditional hostelry could grow as a business if new owners were to introduce a food menu.
The traditional two-storey mid-terraced building also has private accommodation on the first floor with four bedrooms, a large lounge, kitchen, family bathroom and small office. Agents Sidney Phillips say the pub has a focal point central bar area and three good sized rooms, including a games room and furnished lounge area.
Externally the pub also has a two tiered beer garden which regularly draws in customers thanks to its view over the estuary. Opposite the pub there is a small car park offering off street parking for customers.
Marketing materials from property agents at Sidney Phillips say: “The Royal Oak is a traditional two-storey, mid-terrace building with single storey extensions to the rear. The ground floor accommodation is arranged around a focal point central bar servery and three good sized trading rooms.
“The accommodation briefly comprises an entrance hall leading from Main Street and the main front bar with servery, feature fireplace with electric fire, upholstered perimeter seating and access to ladies’ toilet. There is also a games room with open fireplace, pool area with tiled floor and beamed ceiling, and a rear room with small timber bar servery, tiled floor, upholstered perimeter seating, feature fireplace with log burner, darts throw, double glazed door to rear garden and gentlemen’s toilets.
“The Royal Oak also benefits from a ground floor beer cellar, a commercial kitchen and an unused basement beer cellar. The pub has a two tiered beer garden to the rear with a charming view over the estuary. There is a brick built storage shed. Opposite the pub is a small car park providing off-street parking for customers.”
The pub is the second Paull pub to come on the market, alongside the nearby Crown Inn, which brought together Gogglebox fan favourites Jenny and Lee.
The Crown Inn – once a bustling pub – is the 19th Century tavern where the Channel 4 TV show’s Jenny Newby and Lee Riley first met more than 20 years ago, when Jenny was the landlady and Lee was a punter. The pub has sat empty ever since before the pandemic and has also been the focus of a demolition row but it is now on the market for £350,000 with Our House Estate Agents.
