
The plans include a new 4-storey building on the site
Plans to convert a former Hull care home into a 33-bed house in multiple occupation (HMO) have been approved by Hull City Council. The plans also include a new 4-storey residential block being built on the site.
The plans see the site of Nicholson House, a former care home on Mirfield Grove, being redeveloped. The existing building will undergo a comprehensive internal remodelling process.
Plans explain that the site has now stood vacant for some time. Part of the existing building will become a 33-bed HMO with rooms across the ground and first floors. The council’s decision record states the HMO element of the plans will be able to house up to 47 occupants only.
Plans suggest the ground floor will have 17 rooms – 9 single and 8 double rooms. The first floor will have 16 rooms – 10 single and 6 double rooms.

Another part of the existing building will be converted into 7 apartments. 5 will be studios whilst 2 will be 2-bedroom apartments.
Documents submitted to the council explain that previously, plans to turn the building into a 50-bed HMO were rejected. The introduction of the self-contained apartments in the now approved application creates a “more balanced community,” according to the plans.
Also in the plans is a new 4-storey building providing 10 further apartments. This new building will contain 6 studios and 4, 3-bed apartments.
The new building will be at the western extent of the site, South of the Marfleet Lane Surgery. The total number of units within the site remains at 50.
