
‘This development has the potential to support sustainable economic growth in a location’
Plans for six new commercial units at an East Yorkshire business park have been approved by East Riding Council. The plans see the new units being constructed at Green Park Business Park, near Junction 38 of the M62.
The approved plans include two single-storey buildings which will each house three units. Each unit will be provided with two car parking spaces.
The site of the proposal sits between two existing units at the business park. Submitted planning documents state that the area of land where the buildings are to be built, “is undeveloped and covered in invasive vegetation.”
The documents explain: “This development has the potential to support sustainable economic growth in a location, whereby it will undoubtedly deliver a range of jobs and opportunities for business especially ‘start ups’ and existing SMEs.” It is also said: “The socio-economic benefits of proposal would not be felt only by those employed directly, now and in the future, but in the wider area other businesses may also see benefits.”
The size of the units are also addressed in submitted documents. It is said that the units “by modern standards are small, but the applicant is seeking to market them to new or established businesses who may want modern facilities but within a unit that meets their functional needs.”
Plans were initially submitted with a mix of general industrial uses (B2) and storage and distribution uses (B8). However, a report states that following discussions with the council’s transport planning team, the use has been changed to only B2 as the B8 use would have required a greater number of parking spaces, which the site could not accommodate.
