The cheapest – and most expensive – places to rent a home have been revealed

The cheapest – and most expensive – places in England have been revealed as the costs of private accommodation in Hull and East Yorkshire soar. According to provisional figures from the Office for National Statistics, the average private rent in Hull reached £659 per month in the year to November – up six per cent from £621 a year ago. This is a 32 per cent increase from the average rent of £501 per month five years ago.

Meanwhile, in East Yorkshire, the average private rent reached £688 per month up three per cent from £668 a year prior and 24 per cent from an estimated £556 a month five years ago.

The figures are sourced by rent officers from the Valuation Office Agency, who gather prices from various sources, including landlords and letting agents, aiming to collect data on roughly 10 per cent of the market. As well as difference in rents between locations, there was variation as to costs between property types.

In Hull:

  • A detached house cost £911 to rent per month
  • A semi-detached cost £699 per month
  • A terraced house was £651 per month
  • And a flat or maisonette was £536 a month

In East Yorkshire:

  • A detached house cost £980 to rent per month
  • A semi-detached cost £734 per month
  • A terraced house was £665 per month
  • And a flat or maisonette was £545 a month

Across the wider Yorkshire region, the cheapest place to rent was Hull and Barnsley, where it cost £659 per month on average. The most expensive place was in York, which recorded the highest rental cost in the region at £1,145 per month. The cheapest place to rent in the Humber region was North East Lincolnshire, where private accommodation cost £608 a month on average.

There was also variation across the different kinds of homes available for private rent in Yorkshire and The Humber. These ranged from £594 for a one-bedroom property to £1,290 for a home with four or more bedrooms.

Among the property types in the region:

  • A detached house cost £1,131 to rent per month.
  • A semi-detached house was priced at £892 per month.
  • A terraced house stood at £829 per month.
  • And a flat or maisonette was £682 a month.

Across Great Britain in November, the average private rent stood at £1,377 per month. This represented a £57, or four per cent increase compared to 12 months earlier.

It comes as Propertymark, the professional body for estate agents, cautioned that “there remains an unhealthy imbalance” between rental supply and demand. Nathan Emerson, Propertymark’s chief executive, commented: “Though it might be disappointing for many to see that rents on average have increased overall, it is encouraging to see that through 2025, we have witnessed rental inflation trending downwards.”

He added: “There remains an unhealthy imbalance between rental supply and demand, however, which continues to contribute to rental prices edging upwards.

“It has been positive to see attention focused on ensuring higher standards and greater consumer protection for those who choose to rent during the year; however, it also remains fundamentally important that investment is encouraged to keep pace with ever-growing demand, as the population continues to expand.”
