Key facts about the major city centre redevelopment project

  • The Albion Square project is a major regeneration scheme designed to transform a significant section of Hull city centre, including the former BHS building. The project sees the area being turned into a high-quality, mixed-use development. It is intended to become a new landmark in the city with over 200 new homes and retail space.
  • The wider site, which stretches from Jameson Street, Albion Street, and Bond Street, includes the new NHS Community Diagnostic Centre (CDC) which opened in September. This facility allows patients to access vital health services like MRI scans, X-rays, and CT scans in the city centre without needing a hospital appointment. Prime Minister Sir Keir Starmer has praised the centre, telling Hull Live the CDC is a “big project for Hull” that will be instrumental in cutting NHS waiting lists.
  • In January 2025, a 21 month process of removing total of 607,000 tonnes of polluted waste, including concrete blocks laced with asbestos, from the former BHS building, was completed. This allowed for scaffolding which had been on the building to be removed.
  • The council have said it is their aim for the former BHS building to be demolished by the end of 2026, clearing the way for the site’s redevelopment. Despite the building itself being set to be demolished, the Three Ships mural which overlooks King Edward Square will remain. The Grade-II listed mural will be supported by a specialist protective steel frame which will allow it to remain onsite whilst the former BHS is demolished.
  • The council are looking to appoint a lead development partner for the project in spring 2026. In February 2025, the council’s cabinet agreed to pay contractor VINCI Construction £45,000 a month for preliminary costs such as site checks and security personnel, until a lead development partner is secured.
