Hotels, guests houses and care homes in East Riding are among a portfolio of 14 prominent properties put up for sale after their owner collapsed into administration. A total of 11 Bridlington buildings are up for sale as part of the multimillion-pound collection, and are now being marketed by property experts at Watling Real Estate on behalf of administrators at Grant Thornton.
The team was appointed in August 2025 over the properties in Bridlington and three in Scarborough following the collapse of owners UK Communiiity Homes Impact 1 Ltd. Recent documents filed at Companies House by administrators at Grant Thornton reveal how the company was launched four years ago, specifically to buy, trade and develop commercial real estate.
The company is part of a group which has been acquiring and consolidating residential units across the North, including guest house accommodation as well as “distressed and/or vacant properties”.
The documents added: “The company’s mission was to provide affordable housing, enhance living conditions and support local communities through the renovation and improvement of these properties.”
The sizeable portfolio in Bridlington includes Vernon Villa, Vernon Road. The end terrace former guest house has numerous en-suite rooms as well as a manager’s flat to the rear.
Also up for sale is Acomb House, Windsor Crescent, a mid terrace former guest house awaiting refurbishment; Blantyre Guest House on Pembroke Terrace, also a mid terrace former guest house with manager’s flat; and Spinnaker Hotel on Pembroke Terrace, a large mid terrace hotel based close to the popular Bridlington Spa. Care home Pentrich House on Vernon Road, a former residential care home currently awaiting refurbishment, is also on the administrators’ list, as is Pentrich House Residence which is also on Vernon Road, an end terrace property awaiting refurbishment.
Former hotel Mont Millais, Trinity Road, which has its own off-street parking, is also on the list, along with Brentwood Hotel, Princess Street, a huge detached former guest house adjacent to the main Bridlington bus interchange. The list is rounded off by Park View Hotel on Tennyson Avenue, a large, double fronted, mid terrace former guest house plus manager’s flat with off-street parking; Ashford House on Trinity Road which is a mid terrace former guest house with manager’s flat; and finally Victoria House, Victoria Road.
Victoria House is historically a large, established and popular guest house plus manager’s flat. Currently awaiting refurbishment, this property also has off-street parking. A spokesman for Watling Real Estate says there is no guide price being offered and that it intends to run a tender process in a few weeks. While there is no guide price, administration documents disclose a book value of £4.9m relating to the properties.
Meanwhile, the agents said they will consider offers for both the entire portfolio and also for individual properties. Alex Sweetman, a director in the Leeds office of Watling Real Estate, said the portfolio provides a diverse mix of residential-focused properties, all with potential, that will appeal to landlords and developers alike.
He added: “Of particular note is the positive 4.5% annual house price growth currently reported within the Yorkshire region which is attracting particular focus from developers and investors seeking such opportunities.”
The sale comes after UK Communiiity Homes Impact 1 Ltd collapsed into administration this summer as a result of a number of challenges, including increasing cash flow pressures triggered by “insufficient trading income being generated to fund property development and holding costs”.
The firm also highlighted pressure from creditors including legal enforcement action in a number of cases, from various creditors who had suffered significant arrears. The full scale of the collapsed company’s debt isn’t yet known – but a statement of the property owners’ finances shows creditors are owed at least £234,452.
However, that list only includes monies owed to four creditors. Amounts owed to 19 other creditors, including the likes of utility firms, councils, individual investors and the Insolvency Service have yet to be totted up.
In Scarborough, the properties include the former Tennyson Arms public house, the former St Helens Care Home and Hotel Columbus.
