The new business space is near facilities for major names such as Heron Foods and Amazon

A newly completed £10m commercial property development has launched at a key employment site in East Yorkshire. Property firm Wykeland Group has opened Evolve @ Melton West, offering companies 85,000 sqft of space, split across seven units.

Community equipment lender Medequip has already moved into one of Evolve’s two larger units, with Wykeland having specially arranged the building programme so the firm could move in early to fulfill a major new contract. Wykeland says there is now interest in a second, large unit of 37,000 sqft and five smaller, 5,000 sqft units – with one already under offer.

An opening of the new development at the fast growing Melton West business park – which hosts names such as Heron Foods, Allam Marine and Amazon – saw East Riding of Yorkshire Council leader, cllr Anne Handley, cut the ribbon. The council’s chief executive designate, Paul Bellotti, was also in attendance.

Dominic Gibbons, Wykeland managing director, said: “We’re delighted to have completed this major new development at Melton West, providing commercial space which is best in class and unmatched for quality in the local area. We have delivered this development speculatively, reflecting our confidence in the proposition Evolve offers and our commitment to stimulating investment and growth.

“That decision has already been rewarded by securing an excellent first tenant in Medequip. Now that the other units are available to occupy, we’re seeing growing interest, reflecting a pent-up demand from growing businesses looking for the high-spec, future-proofed facilities Evolve offers.”

Wykeland has built the Evolve units to cater for a wide range of businesses spanning industrial, manufacturing and distribution. They come with office space, parking and overflow spaces. The five smaller units are also said to be suited to trade counter use.

All of the units are EPC A-rated, with rooftop solar panels, green living walls and electric vehicle charging infrastructure. The building are also said to be highly energy efficient, offering occupiers reduced running costs.

Evolve has been supported by grant funding from East Riding of Yorkshire Council, as part of the local authority’s commitment to boosting economic growth in the region. Cllr Handley, who is also East Riding of Yorkshire Council’s Portfolio Holder for Inward Investment, said: “We’re pleased to have supported Wykeland Group to enable the creation of a development of such exceptional quality.

“Evolve significantly enhances opportunities for businesses looking to secure premises which will accelerate their growth and position themselves for future success.”

A new £200m Amazon retail logistics fulfilment centre was opened this month at Melton West. The facility could create up to 2,000 jobs and comes in addition to an Amazon last-mile base already at the park. Construction is also under way on a £100m manufacturing facility for global medical technology business Smith+Nephew.
