A pub at the heart of an East Yorkshire hamlet which called time earlier this year has been put up for sale. The Rawcliffe Bridge Hotel was one of just two hostelries in Rawcliffe Bridge, near Goole – the other being a members’ club – which was known for its family friendly and dog friendly atmosphere.

However, the popular pub closed its doors in June, which has now prompted a search for new owners. The large three-storey detached property is on the market for £275,000 – and agents seeking a buyer say it’s ripe for fresh development.

The pub has an open plan bar room and pool room, as well as accommodation for the operators with four bedrooms, as well as parking spaces and gardens. Spread across a third of an acre, the pub fronts onto the main road in the village of Rawcliffe Bridge, which is close to the M18 / M62 junction, three miles west of Goole and five miles north east of Thorne.

Marketing materials for the six-figure tavern, by property agency Fleurets, highlight how it could be developed by someone looking to grow the business. Expansion plans would, however, be subject to securing planning permissions needed.

The materials from Fleurets say: “The property is in a lovely position set back from the main village roads and with open views over arable fields to the rear. A large three storey detached brick built property under a pitched tiled roof with the top floor in the roof space.

“Impressive Victorian design with small areas of Tudor style detailing in the gable sections. Externally there is a single storey brick outbuilding, a covered decking area, a small private garden, a grassed beer garden, tarmac parking to the front for 10 and gravel parking to the rear for 10.

“The business closed in June 2025 when the previous tenant vacated the property. It previously operated as a wet led community local but with only a members club in the village there is huge opportunity to provide a wider pub/ restaurant/ takeaway operation.

“The Fixtures & Fittings that remain on the premises at the time of completion will be included in the sale. Any third party owned items, such as beer raising and cellar cooling equipment, branded items, gaming machines will be excluded.”

“The front entrance leads via a small porch into the open plan trade room laid out in a T-shape with three sections of fixed bench seating for approximately 50 around a large corner bar servery.

“The pool room is to the rear with darts throw. Other accommodation on this level includes customer toilets, an office and a good sized domestic grade kitchen.”
