The homes are set to be completed in 2027

Dozens of new homes for rent are set to be constructed in Hull after a construction company won a £7.9m contract to build the houses. A brand new development of 34 homes for rent is now taking shape at Isledane in Hull, becoming the second residential scheme to be delivered by Caddick Construction on behalf of Hull City Council.

The firm is carrying out a £1.6m preliminary groundwork programme at the site, which builds on other work it has done for the local authority. Caddick is also busy on the nearby Dane Park Road development – on the old Dane Park Primary School site – where it is currently building 99 affordable homes.

Work at Isledane will see Caddick build 34 high quality homes as well as all roads and infrastructure, external works and landscaping. The homes are set to be completed during 2027.

The new developments form part of Hull City Council’s investment in the ongoing regeneration of Orchard Park, including the creation of new energy efficient, high quality homes for social rent. As we have previously reported, plans for the houses – set to be Hull’s greenest ever council homes – were first given the green light back in 2022.

The two schemes were green lit by Hull City Council’s cabinet which set aside £28.5m for the development. The Dane Park school closed 23 years ago after a fall in pupil numbers and was subsequently demolished.

Paul Dodsworth, group managing director at Caddick Construction Group, said: “We’re very proud to have been appointed by Hull City Council to build a second housing development, which will be delivered concurrently with Dane Park Road, reinforcing the trust placed in our team to help meet local housing needs.

“What makes the Isledane project especially significant for us is the involvement of our own civil engineering partners, Caddick Civil Engineering, which will allow us to bring even greater synergy, efficiency and collaboration to the build.”

Hull City Council’s portfolio holder for economic renewal, housing and organisational development, Cllr Paul Drake-Davis, said: “Residents have told us that their top priority is having somewhere safe, comfortable and affordable to live. Working with Caddick, we’re able to provide that whilst also making these homes really energy efficient. This latest development in Orchard Park allows us to expand the available housing options, adding to the homes already being built nearby on behalf of the council by Caddick.”

The two schemes’ low-carbon design includes the use of air source heat pumps in properties instead of traditional gas central heating together with rooftop solar panels providing renewable energy.

Some of the cost of the development was expected to be met by a grant from an affordable homes programme run by national agency Homes England.
