
Phase 2 would add an extra 36 homes to the development
Beal Homes has submitted plans to East Riding Council for ‘Phase 2’ of its Ferriby Meadows housing development in North Ferriby. After being granted planning permission in late 2024, the first phase of the development is already under construction.
A year after plans for an initial 115 homes on land south of Ferriby High Road were approved, a further planning application has now been submitted to the council for an additional 36 homes.
Plans explain that Phase 2 would include 5 affordable homes and 31 market housing units. The homes would range from one-bedroom up to five-bedrooms.
The homes in Phase 2 would be constructed on the land to the East of Phase 1. Two access roads would be extended eastward to provide access to the additional 36 homes.
Submitted documents explain that the two access roads would create two separate ‘parcels of development’ with no direct link between the two. Plan state: “This deliberately avoids creating a through-route, helping to establish a more private character, and is characteristic of the settlement edge location.”

Planning documents state: “The proposals are expected to be delivered in the short-term and would make a meaningful contribution towards meeting housing need in the locality, which is of increased importance in the context of the housing crisis.” The application will now be considered by the council.
