Mulgrave Properties is marketing The Orchard development to first time buyers, families and those who want rural living with convenience.

Images showing how a new 10-home development in the village of Bubwith, near Howden will look. Work is already under way on developer Mulgrave Properties plans to bring a mix of homes to its site just north of the village’s Main Street, which it is marketing to families, first time buyers and those looking to “enjoy rural village living without compromising on convenience”.

CGIs show a mix of two, three, four and five-bedroom designs which will make up ‘The Orchard’. All come with garages or off-road parking, as well as front and rear gardens.

Debbie Foster, sales director at Mulgrave Properties, said: “These images provide the first glimpse of the new homes we are building at The Orchard and showcase the character and quality that homebuyers associate with Mulgrave Properties. The homes will be set back some distance from Main Street making an attractive approach into the site, while retaining an open aspect in the street scene.

“Architectural features, such as artificial stone sills and brick details, have been designed to reflect the character of buildings in the village and ensure The Orchard blends into its surroundings.” Mulgrave describes Bubwith as a sought-after and well-connected location, which boasts an award-winning butcher and local pub to a friendly convenience store, Indian restaurant, hairdresser and GP surgery.

There is also a nearby leisure and sports centre and the Bubwith Rail Trail and Skipwith Common which give residents options for outdoor pursuits. Bubwith Primary School is also within walking distance of the development, with Barlby High School a short drive away.

Mulgrave – which is based just outside of York – says it has committed to keeping trees on the site wherever possible. It has also been planting new trees along the access road and in the back gardens of the homes.

And as part of the developers’ Section 106 agreement, the firm will create a small green open space on the site as well as contribute £23,800 towards off-site recreational facilities including outdoor sports and play areas. The contribution is to be paid before six of the homes are occupied.

Debbie added: “This select collection of homes will give house-hunters the chance to live in the charming village of Bubwith, where there is a thriving local community with a shop, a pub, a primary school and a doctor’s surgery, with a tennis club and sports and leisure centre opposite the development. While offering a rural lifestyle, The Orchard is just eight miles from Selby and an eight-minute drive away from Howden railway station which offers trains to York, Hull and London Kings Cross.

“Construction work is well underway on the site and we anticipate that we will be in a position to hand over the keys to the first residents in the autumn of 2025.”

Mulgrave Properties started as an expansion of the 350 year-old Mulgrave Estate in Lythe, near Whitby, where its inaugural plots were either set on parts of the 15,000 acre grounds or close-by. The firm, which is based at Dunnington, now has sites across Yorkshire.
