Plans have been submitted to Hull City Council for a 27-bed HMO next to The Welly Club on Beverley Road.

In September 2024, the council granted planning permission for 109-111 Beverley Road to become an 8-bed house in multiple occupation (HMO). The application saw part of the upper floors and roof space have its change of use from office/retail space to a HMO.

The council has now received another application for the property which seeks to add a significant three-storey extension to the rear which would take the total bedroom count in the property to 27, including a studio room in the attic.

The plans state that the upper floors of the building have been vacant for over ten years and, as a result, “are in a poor environmental condition.”

Documents submitted to the council state that a communal kitchen and dining area will be on each floor and each of the bedrooms will have its own en suite bathroom. Under the proposals the ground floor of the property, which is currently used as a letting agent, will retain its office use.

The property is located next door to The Welly nightclub. The location is discussed at length in the documents, largely in relation to plans to mitigate noise from the nightclub entering the residential units. These noise reduction plans include “retaining the commercial element to the scheme as a ‘buffer’ along the party wall between the application site and the nightclub.”

Plans also state a “new wall between the newly created residential accommodation and the retained retail use would offer acoustic protection and mitigate breakthrough of vibrations from the club.”
